Booking and changes

A reservation is considered confirmed when the customer pays the rental fee
with a credit card using our internet reservation system, and receives the
conformation by email. The rental fee includes a 30 % booking fee. A
reservation is confirmed also when t he customer makes the reservation by
email or phone, and pays the 30% reservation fee with an invoice. The final
invoice is due 6 weeks before the reservation. If it’s not payed on time, the
reservation will be canceled.

The booking fee is always non -refundable.

We accept Master and Visa -cards.

Non-payment is not considered as a cancellation. 70 North Oy reserves the
right to cancel a reservation if the invoice is not paid by the due date .

All of 70 North Oy prices include V.A.T .

Price Changes

70 North Oy reserves the right to correct errors in price information before
the conclusion of the contract.

Cancellations

Cancellations should always be made in written by email (or by phone in a
case of force majeure) to 70 North Oy. The cancellation shall be regarded as
being made when the information relevant to cancellation has been received
by 70 North Oy who will also confirm the cancellation accordingly. In that
case, a 70% of the rental fee will be refunded to the customer .
The 30% reservation fee is alw ays non-refundable.

If the internet reservation is canceled 6 weeks (or earlier) before the
reservation, 70% of the rental fee will be refunded to the customer. Only 30%
of the reservation fee is non -refundable. The refund will be paid for
customer’s banking account.

If the cancelation is made less than 6 weeks before the reservation, we will
behold the entire amount of the rental fee.

We recommend to take a travel insurance that covers also the cancellations
costs in case of a sudden illness. If the reservation is cancelled because of
the customers or one of the members of the same group’s sudden serious
sickness, accident or death, the reservation fee will be returned, except for
30% reservation fee. The above should be proven by reliable means (i.e.
doctor’s certificate etc.). In that case the cancelation needs to be done
immediately.

In case of any unforeseeable course of events (force majeure) 70 North Oy
has the right to cancel the reservation. In such a case, we will refund the
customer the whole rental fee including the reservation fee.
If the reservation fee is not paid by the due date, we have right to cancel the
reservation.

Check in and Check out

Accommodation is available to the customer from 3 p.m. on the day of arrival
until 11 a.m. on the day of departure.

Number of quests

Only the persons listed on the reservation may use the accommodation. The
use of a tent or caravan/mobile home on lodging grounds without permission
is prohibited.

Smoking

Smoking is strictly prohibited inside all acco mmodation. If signs or smells of
smoking are discovered in accommodation, 70 North Oy reserves the right to
collect 300 euros or more as a cleaning fee.

Pets

The pets are allowed in all our cottages. The pet fee is 25 euros per
pet. Please make sure to clean up after your pet at all times.

Cleaning

The customer is applied to make a final cleaning before the check out. The
final cleaning includes cleaning the floors and counters, making the dishes,
taking the trash out and cleaning the bathroom. We offer the cleaning
service for 130 euros. it must be booked before the check out.
If the final cleaning hasn’t been done, we will charge 160 euros as a cleaning
fee.

Damages

Upon departure, the customer will make sure that the doors and windows of
the lodgings are closed. The customer whose name is on the reservation shall
be liable for compensating, in full, for damages caused to the lodgings or its
furnishings during their stay. The guardian of minors shall be liable for
damages caused by minors.

If the customer causes danger or disturbance, 70 North Oy has the right to
terminate the leasing contract immediately.

Complaints

All observations and complaints concerning the services must be reported
immediately as they occur and directed to 70 North Oy.
Complaints made later will not be taken into account.

Liability

70 North Oy shall exercise pro-activity, contingency, due diligence and
appropriate health and safety measures in accordance with the laws and
regulations of Finland and Finnish standards of recommen ded practices of
program services at all times when delivering offered services under these
terms and conditions.

70 North Oy reserves the right to make any changes .
